Searching for the perfect home is not an easy task. Especially for first-time buyers, it can be an equally exciting and stressful experience. Here are a few tips that will make the whole process as simple and stress-free as possible.
Determine your priorities
Before you start looking, you need to have an idea of what it is you want. It’s very likely that you won’t be able to find a single home that satisfies all of your criteria. That is why you need to prioritize. Think about which of your requirements are non-negotiable, and which ones you are willing to compromise on. Work out your budget too. Explore your loan options and calculate whether you are eligible for a home loan. Having a relatively clear picture of what you want, and how much you can afford to spend will save you plenty of time.
The crucial thing to remember is that this house you are buying now is supposed to be your home at least for the next few years, and possibly longer. Take into account your growing needs. Are you planning to have more children? Do you intend to add a home office in the future? Will your kids need separate bedrooms and more bathrooms as they grow? Choose a flexible home that can be adapted if needed. Look at homes that either has more rooms than you might strictly need at the moment, or which allow building additional rooms later on.
Consider going custom
If you think you would be happier with a custom home of your own imagining, it might be worth it to explore that option. Remember that your house is not an isolated island. Always take the neighborhood into consideration as well. While it’s always worth it to hear word of mouth on different residential neighborhoods, you will get the most reliable information if you explore for yourself. Drive around the neighborhoods you are considering, take a walk, look at the homes and observe the people. Does it look like a place where you would feel comfortable? Are there good schools in the vicinity? How about other facilities you might need, like hospitals, supermarkets, sports centers? What are the crime rates? Is the street full of traffic, or is it green and quiet? These are all factors that influence both the real estate prices and the comfort level of living in an area.
Once you are actually looking at properties, don’t be afraid to snoop around a little. Asking questions is great, but you might not always get a straightforward answer. What is the overall impression that you get from the home? Employ all of your senses to get a clearer picture of whether it would be a pleasant place to live. Does it smell nice? Or can you smell mustiness and mildew? Are there any noticeable cracks in the walls? Did you see a cockroach running around the kitchen? When you turn the tap on, is there hot water? Is the pressure good? Are there any weird, creaking noises? Can you hear loud neighbors? Look past the paint job and furniture to see whether the home, in its essence, is worth buying.
House-hunting can be very competitive, and in the end, it’s just as much about dealing with people as it is about looking at properties. Don’t be afraid to ask questions, and always negotiate.
